A shift in tenant profile from expatriates to locals and mainlanders is observable across all sub-markets, and is likely to continue.

Our indices reflected a strong end to 2017 for luxury apartment and townhouse rents and we expect this momentum to carry on into 2018.

The mix of tenants is increasingly dominated by locals and mainlanders looking for very similar apartment types, rather than traditional expatriates.

Local Hong Kongers are being driven out of the sales market by sky high prices and a limited choice of large (1,500 sq ft+) new apartments on the island.

The serviced apartment market has come back to life with a range of stylish new offerings completing.
