Industrial Sales and Leasing Briefing

October 2018

Relocation demand is helping sustain rental levels and occupancy rates in modern warehouses, while the trade war is mostly affecting traditional warehouses.

The sales market saw en-bloc industrial premises sold to purchasers from a very diverse range of backgrounds.

The modern warehouse leasing market was boosted by relocation demand from high quality warehouses.

The imminent trade war is affecting freight forwarders and low-end 3PLs who mostly occupy traditional warehouses.

Given the rising demand for data centres, the government has launched another data centre site in Tseung Kwan O.

The sales market is expected to see less activity in Q4 with the price gap between vendors and purchasers likely to widen.

Leasing activity in the modern warehouse segment will continue to be constrained by limited availability.
